One of the newest properties being developed in Coeur d’Alene is River’s Edge, an apartment home community situated on the Spokane River just west of Atlas Road. The property is being developed by Douglass Properties.

Douglass Properties is not a new company, but several of its newer projects are in the northern Idaho market. Two ventures in the region are the Bluegrass Farms apartment complex in Post Falls, and the River’s Edge apartment complex in Coeur d’Alene. The Bluegrass Farms development is still being built out, although it has already started renting units. River’s Edge is currently under construction, and promises to be a very sought-after residential development, given its desirable river-front location.

One of the most recently completed Douglass Properties projects is called The Quarry, in Spokane Valley. In all of the Douglass Properties complexes, great attention is paid to creating apartment homes with multiple amenities that make life more pleasant. It is this desire to provide a welcoming and relaxing environment for residents that has spurred Douglass Properties to seek a rezoning of the River’s Edge development. The new plan will improve recreational opportunities for the residents of this new development, as well as for all the residents of the surrounding Coeur d’Alene community.

 

River’s Edge: Multi-Family Riverfront Living

Although the design plan for River’s Edge has already been approved and is currently under construction, Douglass Properties has decided to revisit the overall plan to create more open space and to accommodate public access to the riverfront. At present, the development plan approved by the City of Coeur d’Alene has permitted 28 single-family homes along the riverfront, with only two lots set aside for public access to the river.

In the next few months, Douglass Properties will be requesting that the Coeur d’Alene City Council approve a change from the plan that would eliminate all of these private residences. Instead, the new plan would dedicate a 40-foot wide swath of river frontage for a public access area with a riverfront trail, seating areas, beach access, and picnic tables.

The impetus for the request was partly the fact that local residents were unhappy with the limited public access to the river. The existing zoning on the property, however, made building homes the most economically feasible use of that portion of the property. Accordingly, Douglass Properties will be seeking a rezoning of the parcel to allow some additional higher-density housing closer to the river; however, all construction will be set back from the shoreline by 80 feet. The new plan should add value and cohesiveness to the development, as well as provide a welcome option for people looking for a premium riverfront location at an affordable price.
