We believe that Riverfront living should be affordable and financially sustainable, not just a luxury.

River’s Edge envisions a new approach to the Spokane River waterfront in Coeur d’Alene, giving regular, year-round working residents the opportunity to enjoy the benefits of riverfront living. Apartment tenants will be able to fully benefit from the riverfront location of the property, from gorgeous mountain views to full access to water activities like boating, swimming, paddle-boarding, and jet-skiing. Additionally, pathways from Seltice Way and access from both the east and west sides of the development provide easy access to things like the Centennial Trail, Atlas Mill Park, and Riverstone.

While other apartment homes have been built along the Seltice Way corridor, none provide full and direct access to the Spokane River waterfront. At River’s Edge, we believe the new proposal will provide a welcome change to the usual run of apartment housing. We want tenants and their families, as well as local residents, to fully enjoy what the Spokane River has to offer in the way of recreation and beauty.

Local city governments already recognize that a key aspect of protecting and promoting the economic vitality of the region is to encourage the creation of affordable housing. And while high-end homes will always have a market here, what the region really needs is housing for working-class individuals and families, in a community that highlights all that Coeur d’Alene has to offer.

Questions You May Have.

Will This Increase Traffic?

We have had a third party conduct an independent traffic study. The conclusion was that the impact on traffic would be minimal: from 1 to 3 cars per minute along the Seltice Way corridor.

How Many People Will Be Housed?

Construction is already underway for 384 apartment homes, and the city has also approved the construction of 28 single family homes on the riverfront portion, as well as a public storage facility. None of the apartment buildings at River’s Edge will be higher than 4 stories, and the new plan will have a total of 650 apartment units spread out over about 26 acres.

IS THE SPOKANE RIVER GOING TO BE IMPACTED?

Although the new design adds more housing, the green space combined with added trail space separate the construction and housing from the river reducing the impacts of contaminated runoff.

ArE THERE ANY COMMERCIAL OPPORTUNITIES?

Neither design has commercial space integrated into their design. There is, however, publicly available storage.

WhAT COMPANY IS MAKING THIS DEVELOPMENT?

The property is being developed by Douglass Properties. Douglass Properties is not a new company, but several of its newer projects are in the northern Idaho market. Two ventures in the region are the Bluegrass Farms apartment complex in Post Falls, and the River’s Edge apartment complex in Coeur d’Alene.
